Our owners are proud of their investment properties and expect us to maintain
the highest standards. In order to obtain maximum market value, both in the
rental or resale market, it is essential to maintain their property in top
condition. As the owner’s representative, it is our responsibility to assure
that their investments attain and retain these standards at all times.
As a renter, you are assured of receiving a rental unit that is in top
condition. At the end of each tenancy, the property is surveyed to determine its
condition. Any cleaning, repairs or painting is completed prior to the new
tenants moving in.
The total gross income of the occupants is required to be at least
three times the monthly rent. We will run a credit check of all occupants
over the age of 18, verify employment and income, and contact current and
previous landlords. After moving in, you are given the opportunity to inspect
the condition of the property and document any discrepancies. We provide a 24/7
contact telephone number for emergencies only. Any other repairs will be
processed during normal business hours. Rents are due on the first of the month
with late fees being imposed on the 3rd.
You will be expected to maintain the condition of the property throughout
your tenancy. At periodic intervals, we will drive-by randomly to survey the
exterior of the rental. An annual inspection will be scheduled to surveythe
interior of the property with Tenants approval..
Applications will be available at the showing of the property or at our
office.
